Protecting Your Money
We are members of Propertymark, the leading industry body for letting agencies and property management companies. When using an Propertymark member, your money is protected under the Propertymark Client Money Protection (CMP) Scheme – this protection means that you can claim compensation should an agent misappropriate your rent, deposit or other funds.
For details of how to claim please see the ‘Client Money Security Certificate’.
Additionally, using an approved agent means you are safe in the knowledge that all our staff are fully trained, any advice we give you is in line with current legislation and you’re protected by an independent redress scheme should you ever need it. To find out more about what our membership means, please see the Propertymark Conduct and Membership Rules.

Student FAQ’s
Our FAQs cover everything you need to know – from fees and maintenance to tenancy terms and support during your stay.
Would my parents need to guarantee my rent?
A parental guarantor is required for all student tenancies, covering rent for the full length of your stay. We’ll email your guarantor the application directly, and we need it signed and returned within 15 days of your reservation — you won’t be able to move in until it’s completed.
Do students need to pay council tax?
Full-time students are exempt. If a professional tenant lives with you in a student house, though, they’ll be responsible for council tax on the whole property, not just their share — so it’s worth checking who you’re renting with.
What happens when we move into the property?
We aim to hand over every property clean and ready, but as most student tenancies end on 30 June, anyone moving in around 1 July may see some final cleaning or maintenance being finished around them.
Are there regular inspections during the tenancy?
Yes — we carry out inspections at least quarterly, to check everything’s running smoothly and the property’s being well looked after. It’s a chance to flag anything early, for you and for us.
